How It Works

  • Step 1: Home Inspection

    Fill out our short survey and schedule a time for a trusted United Dwelling Inspector to visit your home. We’ll inspect and measure your garage, and answer any questions you might have in 30 minutes or less.

  • Step 2: Sign a lease

    When you’re ready to get started, review and sign our homeowner lease. Leases state that you will rent your garage to United Dwelling for 10, 15 or 25 years and we will cover all building, operating, and maintenance costs associated with your ADU. Want to end your lease? You can do so at any time by paying us to cancel the lease and you keep the beautiful new home for yourself.

  • Step 3: Clean our your garage

    Organizing and packing your garage may seem like a daunting task, but most people find it a rewarding experiencing, reliving old memories, clearing your space, and your mind. Once you’re finished, you’re on the road to turning your old storage space into monthly income.

  • Step 4: Finalize building specifics

    Our team will conduct exact measurements of your garage space, finalize design specifics, obtain city permits and complete offsite preparation.

  • Step 5: Select a tenant

    Choose from our recommended, qualified candidates including local teachers, nurses, and other professionals. Have your own tenant in mind? If they meet our qualifications, we’ll get them setup to move in next month.

  • Step 6: Construction of your new home begins

    We have designed our homes to be built in a smart and efficient manner. During this short two-week period our team will transform your garage into a studio apartment, including building interior walls, installing fixtures, appliances, connecting utilities, adding landscape lighting, and more.

  • Step 7: Tenant move in

    Your garage is now a United Dwelling home and your tenant will be ready for move in. Don’t worry, we manage all the logistics, maintenance, payments, and more. You’ll never have to lift a finger, except when checking your bank account for your new monthly income.

  • Next Steps

    United Dwelling will manage the ins and outs of your unit, maintaining tenants and monthly rent. When your lease agreement with us ends, the garage with all of its improvements is yours to do with as you please.
